From the Developer
Here we are with our first Estate newsletter for 2008 – and you will notice that it comes along with a new look and – we think – great new name! In keeping with our commitment towards environmentally sustainable development, we have also decided to distribute it in electronic format. For those without their own email access, they will be able to read On Par at www.langebaanestate.co.za.
These changes are all evidence of our moving with the times – and you will see in the content below many other signs of the ongoing growth and evolution of Langebaan Country Estate. I am sure that you will agree with me that these changes are all for the good and the betterment of the Estate and our way of living here.
 
 
Seeff West Coast appointed sole agents
       
First of all, I am very pleased to announce that Seeff West Coast, under CEO Heinrich Koorts, have been appointed as the sole on site agents for Langebaan Country Estate. They have an office adjacent to the Clubhouse with agents dedicated to the Estate – whether it be new sales or resales. In appointing Seeff West Coast I knew that I would be introducing a strong national brand with a proud history, and with very strong market share in the area. This branch won the National Licensee of the Year and Marketer of the Year Awards at the recent Seeff National Awards. I am thrilled to have Seeff West Coast on board, and look forward to a long and successful relationship with them.

Extension of building deadlines
I am also pleased to announce that we have made the decision to grant ALL owners an extension of one year on their building deadlines. Please note that these deadlines are calculated form the date of first transfer of the stand/erf from the Developer and that, should the new extended deadlines be exceeded, penalties will be imposed.
 
More additions to the family
       
We have also broadened our scope in terms of design and construction. Keyway Construction was previously the only Developer nominated builder on site, however we have subsequently nominated a second contractor for the construction of individual homes on the Estate, Bay Jay Construction. We have also appointed a second firm of Architects, In-Line Architects to handle Clients’ design requirements.
 
We are currently finalising the appointment of a third and possibly fourth firm of Architects to the Panel of Approved Architects. Warren Simpson and Partners will continue to be available to attend to the design of Client houses and will also perform the duties required of the Architectural Review Board to ensure compliance with the Estates’ Architectural Guidelines. Inaugural Cup
   
 

To celebrate the anniversary of the launch of the new and redesigned golf course, Langebaan Country Estate presents the Inaugural Cup.

SATURDAY 20 SEPTEMBER
4 B.B.BALL STABLEFORD

The Entrance Fee of R200.00 includes the following:
• A Halfway House Pack
• An Evening Dinner with Entertainment
• Great prizes

 

Spouses and Partners are welcome to attend the Evening Dinner at an additional cost of R 110.00 per person. The Competition is open to all amateur golfers who are full playing members of an affiliated golf club. The field will be limited to a maximum of 240 players with morning and afternoon tee offs. Booking of tee off times is essential. Bookings close on 15 September 2008.

Ellefsen Village taking shape
   
Ellefsen Village, to be launched by the Developer in September, is a secure      landscaped village set between the 9th and 18th fairways of the 18-hole championship golf course within Langebaan Country Estate. This village will have a stylish, contemporary look and feel and includes apartments, townhouses and homes. The gate house will be completed within the next few weeks, and there will be

meet John Smith
 
John was born in Port Elizabeth and schooled in George and Oudtshoorn, he completed his training in Port Elizabeth. He is married to ‘Tjoekie’ who has been the love of his life since the age of 13. The family moved to Consolidated Diamond Mines in Namibia when their baby Elton was 6 months old.
 
 
Lapping up the Lodges
Our Langebaan Country Estate lodges are doing extremely well, with ever increasing occupancy levels. Visitors have come from around the world to stay here, some for in excess of three months at a time.
The lodges offer a five-star ambience, and some are decorated to offer a ‘West Coast’ or ‘Wildlife’ feeling. The golf course greens, fairways and dramatic water features are visible from these lodges. Those who don’t play golf themselves can enjoy wonderful bird watching and the flowers.
 
   
Clubhouse chat
Since the last newsletter there has been a great increase in players using our facility. From December 2007 until the end of February 2008, 5618 rounds of golf were played. At this stage we have 521 active members. We are constantly looking to increase our membership and if you introduce a new full time member during the months of August and September 2008, you will receive a R250.00 gift voucher from our Pro Shop.
 
Be resource-efficient by choice, not dictate
 
Today any investor in a new home must specifically be aware of the cost of essential communal services such as energy, waste removal and water (not to mention direct or indirect municipal taxation!). Langebaan Country Estate is located in a highly sensitive environment - and we, in turn, are extremely careful about
 
treating this environment with the respect it deserves. We believe that homeowners on the Estate will reap rich reward from this approach in the medium to longer term. Our challenge is to create and have a happy and resource-efficient, compliant Estate.

Time sure does fly - we are more than halfway through the year, and it seams only the other day that we enjoyed the New Year bash at the club.

It is pleasing that even though the Estate has been so busy, few serious or major security, safety or environmental incidents have been reported and we certainly remain one of the safest places to live on the West Coast.

How a resident can be a partner
By ensuring the home is properly secured and locked when unattended and also while asleep at night.
Sufficient immediate external sensor lighting.
Utilising alarm system to full extent including ‘stay’ mode when you are home.
Testing alarm regularly to ensure it is operative.
Don’t leave keys in hiding places outside your home.
Don’t display valuable items in clear view of windows for passers-by to see.
When you are away from home turn the telephone volume down.
Don’t leave bicycles, toys and tools, etc., lying outside the premises.
 
Did you know?
You can call the LCE response vehicle on the cellphone 083 634 0569 for assistance or to report suspicious persons or activities.
The Owners Association has negotiated discounted rates with ADT for installations or upgrading of alarm systems.
Residents can also be linked to ADT Security’s Monitoring Centre at a discounted rate for LCE residents of R120.00 per month for Armed Response and monitoring.

Langebaan Country Estate is protected 24 hours a day, 7 days a week, and 365 days a year by a dedicated team of ADT Security personnel backed up by a dedicated response vehicle and quad bike patrol.

In order to achieve maximum protection, it is pertinent that the residents are considered partners in the efforts to minimise risk.

   
   
 
Our new Tennis Club
The Tennis Club was recently launched by LCE. According to the Chairman, Chris Humphries “Tennis at our club is very social. We get together on a Wednesday afternoon from 16h00 until the sun goes down, and then also on a Saturday afternoon from 14h00.There is no preference for the better players over beginners - we all get out there and play! ”
 
   
 
Bowls Club update
The bowls year at Langebaan Country estate has ended with our AGM marking the retirement from the Steering Committee of our former club President and Treasurer, Myfi Ryke and Lynne Howell respectively. Myfi was one of the founding members of the bowls club in the early ‘nineties’, having served as committee member for many years and as President for no fewer than four years.
 
Pro Shop gets in the swing
 
In the first week of June the Pro Shop came under the management of Leana Hefer, who received her training and experience at the Pro Shop of Durbanville Golf Course. She is ably assisted by André Uys.

The Pro Shop has been instructed to apply the following rules:

 
No one is allowed on the course without a printed slip.
If any player is late, his entire four ball is scratched from the competition.
If a player does not have his/her affiliation card, non-affiliated rates must be paid.
