We have seen significant progress
on Langebaan Country Estate in 2008, and we are
looking forward to a great 2009!
Ellefsen Village is coming on apace, and already
30 of the 40 Golf Suites have been finished and
will be available to guests from 18 December 2008.
We have just been awarded a 4-star grading by the
Tourism Grading Council. The Ellefsen Village Townhouse
units have also been launched and those that have
seen the units are impressed with the finishes and
value for money that they offer. We are also in
an advanced stage of planning for a retirement village
on the Estate.
The Golf Course is looking immaculate and we are
confident that members and guests will thoroughly
enjoy the experience during the festive season and
beyond. We are proud to have appointed Bob Parry
as our new Pro Shop Manager. Bob has over 30 years
experience and will be on hand to help you with
any golfing needs, including lessons. On the hospitality
side, we have appointed a new Food and Beverage
Manager and Chef, both of whom have already delighted
owners and guests with their service and specials.

In terms of security, there
has been a 50% increase in the spending on security
on the Estate, with two new quad bikes up and running
for our patrols, and the original one being kept
as back-up. We are upgrading the fencing of all
of Phases 1, 2 and 6, with an extra 2 km of fencing
being installed over the next few months. We are
awaiting final approval for the constuction of the
Entrance Gate to Phases 1 and 2 from the local authority.
We are appointing a dedicated Security Manager to
take the entire security function under his wing
and make sure that everything is kept at tip-top
level at all times.

Update
on Ellefsen Village
Phase
1 of Ellefsen Village was launched in November 2008,
and 30 apartments have already been completed and
are available for rental by the new Owners/Operators
– see www.golfsuiteslce.co.za.
The first two townhouses of phase 1 have also been
completed, with the remaining 12 to be completed
early in 2009. The first free-standing home is set
for completion in April 2009, with construction
of 3 more starting early in the new year.
There
will be sales agents on site daily at Ellefsen Village
over the holiday season.

Interest in Perkijt Village is
very perky
Heinrich Koorts, CEO of Seeff West
Coast, reports that they have had great success with sales
in Perkijt Village, especially in the last 4 months, and
that he is receiving a great number of enquiries about
townhouses and apartments there. If any of you owners
in Perkijt Village wish to sell, please contact the Seeff

We are proud to announce
that the brand new Ellefsen Golf Suites, located within
Ellefsen Village, are scheduled to open on 18 December 2008!
Ellefsen Golf Suites consists
of 40 brand new, luxurious, two-bedroom apartments in what
is known as an ApartHotel setting. They offer guests the
freshness of country living combined with all the comforts
of a secure and fully serviced hotel stay. |

There are now seven
architectural firms approved to carry put work on
the Estate. They are Warren Simpson & Partners;
In-Line Architects cc; Africa Consulting Architects
cc; Bruce Burmeister and Associates Architects;
Munnik Visser Architects (Pty) Ltd; EHH Architects
Inc and AMA Architects.
In addition, there are now four approved builders:
Keyway Construction (Pty) Ltd, Bay Jay Construction,
Niël Bouers-Builders, and Tiffany Construction.
Briefings / introductory briefings with any of
the above can be set up via the developer’s
office. Clients are welcome to go to tender or to
select the builder that they want. |

| From the Estate Manager |
| We experienced very late rains this year
and no sooner had they stopped when the "South Easter"
wind arrived, drying out our West Coast world fairly quickly.
The gardens on the Estate will require more watering, and
with this in mind I want to remind you all that you may only
water before 10 am and after 5 pm, as there are still official
water restrictions in place. The prescribed plants in the
Landscaping Guidelines are hardy and suited to the sand veld
fynbos area we live in, and a good watering once a week is
sufficient, especially when done in the evenings when it is
cooler. |

| Langebaan Country
Estate is protected 24 hours a day, 7 days a week, and 365
days a year by a dedicated team of ADT Security personnel
backed up by a Dedicated Response vehicle and 2 Quad Bike
Patrols. In order to achieve maximum protection, it is pertinent
that the residents are considered partners in the efforts
to minimise risk. |

| Profile: Charl Gildenhuys |
| Our new Chef’s passion for the
food industry started in 1992 at the Capetonian Protea Hotel,
when he was accepted for in-service training in professional
cookery at the Granger Bay Hotel School. During this 3-year
course Charl also worked at the Lamberts Bay Protea Hotel.
After completion of the course he left the Protea Group in
1995, and decided to get more experience in industrial catering.
He was involved in catering on the Saldanha Steel Project,
and moved to Cape Town when that project came to an end. |

| Following the heavy winter
and spring rainfall it has been wonderful to watch the course
improve on a day by day basis, and we are looking forward
to presenting a well manicured and rewarding golf course to
golfers over the festive season and the summer beyond. We
have been busy with a number of events and have recently featured
on Supersport twice. |

Neville Eriksen our new Food & Beverage Manager, has had
a busy start since joining Langebaan Country Estate 3 months
ago. Neville’s brief was to ensure a friendly environment
which would be attractive to members, visitors and guests
alike a task he is presently excelling in. |

We
could not have wished for a more perfect venue. The dining room
was beautifully dressed and there was more than enough place to
move around and to dance. The staff were extremely helpful before
and during the wedding. Being mother of the bride I think I drove
Neville and his staff to distraction moving tables around about
fifty times (even when they were setting the tables that morning
for the wedding!).
On the Monday when I went back
to fetch all the stuff that we brought, everything was neatly
packed and nothing had gone astray - from the wedding cake stands
to the knife that was left behind. I have recommended the venue
to a few brides-to-be – in fact one of them is having her
reception there on Saturday.

Estate ensures safe birth
of baby Spotted Eagle Owl |
|

Chris Humphries, the
Health and Safety officer for Keyway Construction, came
across a Spotted Eagle Owl's nest on the Estate. The
nest had been built in a top soil storage heap on a
construction site. Chris immediately advised the Environmental
Control Officer and cordoned off the area in accordance
with the Estate’s environmental requirements. |
|
Construction progressed very carefully so as not
to disturb the breeding couple, and the building
contractors are now about to hand the house over
to the new owners. This care and protection saw
a new young owl being introduced to the Estate environment.

| The club
is expanding the number of sport disciplines using the Estate’s
amenities for their enjoyment. The purpose of this initiative being
for these sportspeople to use the Clubhouse and its facilities before
and after partaking in their sport. Some of the initiatives include: |
I have experienced
a splendid welcome in my first few days at Langebaan Golf
Club. For that I would like to express my appreciation
and look forward to meeting as many members as possible
in the next week or two at the shop. |

The Estate has a number
of initiatives aimed at benefitting the local community and disadvantaged
people in the area, which include the following:
The
Langebaan Development Canoe
Programme
As part of introducing the sport of paddling to children on the
West Coast, we have allowed the Langebaan Canoe Club access to
our swimming pool to conduct Water Competency and Safety training.
The first course was successfully held in October 2008 and we
look forward to continuing this relationship in future.
Neighbourhood Watch at Seaview Park
Being an active role player in the local community, Keyway Construction
sponsored a container for the Community Policing Forums Neighbourhood
Watch HQ, at the Langebaan Police Station. The Developer sponsored
a further container and fencing for the Seaview Park Neighbourhood
Watch to use as a Community Centre.

They operate
most hours over the weekend and work very closely with the Police.
The Developer also sponsored T-shirts for the Neighbourhood Watch
and reflective jackets as well as contributions to the monthly
running costs of the Neighbourhood Watch.
Kids Christmas Party
The Developer will be holding their annual Christmas Party for
50 local kids from the Langebaan municipal housing development
(Seaview Park) and surrounding areas on 23 December.
This is a very exciting day for these less fortunate children,
where we really try to spoil them and help them experience the
true Spirit of Christmas by organising individual gifts for every
child attending. The day will include a visit from Father Christmas,
tractor rides and various other sources of entertainment. |
